About the Job

The Strata Senior Accountant leads and oversees financial operations for strata properties. This role ensures complete financial compliance, accurate accounting, property budgeting, and financial reporting. Additionally, the Senior Accountant handles high-level tax compliance, leads property setups, coordinates external audits, drives process improvements, and provides mentorship to junior team members.

Responsibilities

  • I. Financial Reporting & Statements:
  • Prepare accurate financial statements (balance sheets, income statements, cash flow statements) compliant with strata accounting standards, ensuring timely delivery to property managers and stakeholders.
  • II. Building Set Up & Tax Compliance:
  • Manage new building setups, execute GST-BAS lodgments, and oversee full tax compliance across strata portfolios.
  • III. Audit Coordination:
  • Facilitate external audits, collaborate with auditors, provide documentation, and resolve audit findings within designated timelines.
  • IV. Process Improvement & Leadership:
  • Streamline accounting workflows, establish financial best practices, and provide direct guidance, supervision, and mentorship to junior and mid-level finance staff.
  • V. Advanced Financial Operations:
  • Oversee AP management, payment runs, daily bank reconciliations, property budget drafting, levy striking, debt recovery, and complex year-end fund reallocations.

Requirements

  • A. Education
  • • Bachelor’s Degree in Accountancy or Finance (CPA certification is a major advantage).
  • B. Experience
  • • Minimum of 4–5+ years of accounting experience, with at least 2 years in a senior or lead role handling complex financial reporting and tax compliance (BPO/offshore strata experience highly preferred).
  • C. Technical Skills
  • • Advanced knowledge of general ledger, financial reporting standards, GST/BAS, and tax filing processes.
  • • Expert proficiency in MS Excel (advanced formulas, financial modeling, pivot tables).
  • • High proficiency in specialized property management and strata accounting software.
  • D. Soft Skills
  • • Exceptional leadership, mentorship, and team collaboration skills.
  • • Advanced analytical, problem-solving, and critical thinking capabilities.
  • • Excellent written and verbal English communication for stakeholder engagement and auditor liaising.
